Lincoln Executive Summary

Hi Class –
 
Please prepare an Executive Summary with a maximum length of 3 pages (NOT including attachments -- tables, spreadsheets, or whatever else you need to make your argument) from Linda Douglass to the management of Atlantic-Pacific making the case for a purchase offer for One Lincoln Street at a particular price (which you will determine)
 
Please note that this exercise is not just about the number crunching (although of course coming up with a reasonable price is very important) -- there are many strategic intricacies in the case stemming from the Buy/Sell Provisions that should inform your approach. Try to consider, from the point of view of Atlantic Pacific, the alignment of interests between them, MSGW, STRS, and Hynes.
 
Finally, please submit not only a hard copy to David or myself BEFORE class but also an electronic Microsoft Word file to smoyoung (at) gmail.com

Polleys & Barrie guest participants

We are pleased to announce two guest participants in the class recitation section next Thursday February 15:

Cate Polleys is Director of Research of Fidelity Real Estate Group, Pyramis Global Advisors.

John Barrie isManaging Director and VP of Pyramis Global Advisors and President & CEO of the Fidelity Property Income Trust.

Recitation will begin promptly at 5:30 when we will begin the review and discussion of the Portfolio Exercise homework assignment. Cate and John will arrive around 6:00 for the latter part of that discussion, and then will speak about the real estate investment management industry and interesting new product developments at Fidelity.

For RE Micro-Level Fundamentals, I would concentrate on the lectures covering Chapter 10-13 with particular interest placed on Chapter 12 if you are not familiar with RE Cash Flows / Proformas. I covered several of these slides in the “Crash Course” RE Terminology lecture this past evening. Please feel free to contact David and myself if you have any immediate questions or to probe the minds of current CRE students!
