TERM OF SUBLEASE: _____________20____ through _____________20____ RENT: $_______________for the Term 1.PRIME LEASE Tenant understands that Landlord is leasing Building pursuant to a lease (Lease) dated as of September 1, 1986, a copy of which may be obtained from the House Manager upon request. Tenant agrees to assume, comply with, and perform all of the obligations of the lessee under the Lease.

2.TERM Landlord subleases the Room to Tenant for the term set forth above. The Room may be subleased to other subtenants in common with Tenant. Tenant may use the common areas (those portions of Building which are not specifically subletted to individual subtenants) in common with the subtenants.

3.RENT Tenant agrees to pay to Landlord a total rent of $__________ by ____________________, 20____.

4.OBLIGATIONS (a)House Chores: Tenant agrees to perform one (1) hour per week of maintenance of the Building during the Term of this Sublease. (b)Work Week: Tenant agrees to perform fifty-six (56) hours of maintenance of the Building during the period ____________________through ____________________ prior to the inception of this Sublease. If Tenant is unable to fulfill this Obligation prior to inception of this Sublease, Tenant may obtain Landlord's permission to complete this Obligation during the Term of this Sublease. This Obligation is waived for first-year freshmen of the Massachusetts Institute of Technology during the Fall academic term.

5.SUBLEASE ASSIGNMENT Tenant has no right to sublet the Room or assign this Sublease. 1 of 2

6.RULES AND REGULATIONS Tenant shall comply with all rules and regulations of Landlord, as the same may be changed by Landlord from time to time.

7.TERMINATION OF SUBLEASE This sublease shall terminate upon any of the following events: (a)Termination of the Lease, (b)If at least two-thirds (2/3) of the members of Landlord vote to terminate this Sublease, this Sublease shall terminate upon seven (7) days written notice from Landlord to Tenant, or (c)If Tenant, upon failure to pay rent by the above specified date, fails to fulfill the criteria of the Overdue Payment listed below, this Sublease shall terminate without notice on ____________________, 20____. This termination can be overturned by a two-thirds (2/3) vote of the members of Landlord, or (d)Tenant may notify the House Manager that Tenant desires termination of this Sublease prior to the expiration of this Sublease's Term at any time. Tenant must then vacate the Room on or before the new desired date of Termination. Tenant will only be responsible for Rent, prorated for the modified date of Termination.

8.OVERDUE PAYMENT If the Tenant, through circumstances of financial need, is unable to pay the rent by the date specified in the category RENT above, a proposal for repayment shall be developed by the Tenant and the Accountant by ____________________, 20____. This proposal shall be signed by the Tenant and the Accountant, and shall be a binding agreement for repayment of the Rent. This proposal can be changed at any time, by agreement of both Tenant and Accountant. Should the Tenant fail to comply with the terms of the most recent proposal for repayment, a penalty of 1.5% interest per month shall be charged on all outstanding debts.
